Energy Performance Certificates (EPC) have been
introduced to help improve the energy efficiency of all buildings.
If you are buying, selling, leasing or renting a commercial property
it is now law to have a Commercial or Non-Domestic Energy Performance
Certificate (Commercial EPC) made available at the time of marketing.
The certificate records how efficient a commercial property is
in terms of its energy consumption and provides A–G ratings,
which are clear and easy to understand, where A is very efficient
and G is the least efficient. The better the rating the more energy
efficient the building is and the lower the fuel bills are likely
to be.
Every Commercial EPC is also accompanied by a recommendation report
showing how the property could be improved in terms of its energy
efficiency.
They are produced using standard methods and assumptions about
energy usage so that the energy efficiency of one building can easily
be compared with another building of the same type. This provides
prospective buyers, tenants, owners, occupiers and purchasers with
vital information on the energy efficiency and carbon emissions
of the building so they can consider energy efficiency and fuel
costs as part of their investment.
Each rating is based on the performance of the building itself
and its services (such as heating and lighting), rather than the
processes within it. This is known as an asset rating
Commercial EPC’s can only be produced by accredited commercial
energy assessors.
